Problem
Buying, renting and booking a short stay are usually three separate products, so someone weighing up options has to hold three different searches in their head — and the agent who actually knows the area ends up as a phone number at the bottom of a page rather than part of the search itself.
Approach
Buy, Rent and Short stay are three modes over one listing catalogue rather than three separate sections: the same location, property-type and price filters apply to all of them, and switching mode re-runs the same search. Agents are attached to listings, so contacting someone and requesting a viewing are actions on a property rather than a detached contact form. Accounts exist for the two flows that need them — saved properties, and the sell-or-let valuation request.

Technical Architecture
- One listing model serves all three transaction modes — mode is a filter over the catalogue, not a separate product surface.
- Location, property type and price form a shared taxonomy: the hero search, the category tiles and the popular-area links are all entry points into the same filter state.
- Agents are first-class records carrying agency, coverage area and specialisation, which is what lets a listing route to someone who covers that location.
- Browsing and search stay open to everyone; only saved properties and the valuation request sit behind an account.
